Drive Gulf Boulevard from the causeway to Sunset Beach and the yards tell you which owners are on top of things. One cottage shows a fresh cut line and a dark edge along the drive. Two doors down, sand has drifted over the path and a chalky film sits on the glass.

St. Pete Lawncare keeps beach cottages, rentals and mid-rise condos along the island's Gulf front looking handled. We mow, edge and wash, whether you live here year-round or check in twice a season.

The problem: salt never clocks out on a barrier island

Salt does not take a day off out here. Wind lifts spray off the Gulf across every lot on the island, and sodium settles into sand that already drains too fast. The breeze that dries your towels pulls moisture out of the grass and burns a lawn's outer edge first.

Blowing sand works from the other side. It drifts over walks, piles against doors and scatters across drives and patios.

What owners and property managers spot first:

  • •Pale, bleached turf on the Gulf side
  • •Grass that browns at the outside edge
  • •Sand drifted over walks and drives
  • •A chalky film on windows and screens
  • •Rust on rails, hinges and sprinkler parts

None of that is a mowing problem. It's a coastal one, and it wants a coastal answer.

Small lots leave nowhere to hide a sloppy edge

Most beach lots here are small enough to cut in one pass. That doesn't make them easy. On a tight lot the mow line, the walk, the drive and the bed edge all sit within a few feet of each other.

Rentals raise the bar again. A turnover puts fresh eyes on the property every few days, and a photo taken from the curb often ends up on a booking page.

Reliability matters more than a walk-around, because the owner is often not the person standing on the lot.

What a guest-ready property needs:

  • •A cut on the day you were promised
  • •An edge that reads clean in a photo
  • •Beds with no weeds showing
  • •Walkways blown, not littered
  • •Screens and glass without a salt film

That's a different job than a big inland lawn, and it's the one we do.

The success: a property that looks cared for from the curb

When turf is managed for salt and the hard surfaces get rinsed on a rhythm, the whole place settles down. The lawn holds its color instead of bleaching. Edges stay dark and sharp, and sand stops collecting on the walk.

The best part is what you stop doing. No more hauling a hose out on your one weekend on the island, and no more apologizing to a guest about the yard.

One watering day a week, and no summer feeding

Homes here take water from Pinellas County Utilities. Under the current shortage order, that means a single watering day a week for potable, well and lake water. Lawn watering is allowed only from 12:01 to 4 a.m. or 8 to 11:59 p.m., and a property under one acre may use just one of those windows.

Feeding the lawn has its own calendar. Pinellas County bars nitrogen and phosphorus on turfgrass and landscape from June 1 to September 30. On an island where the rain arrives in buckets, a summer application is money down the drain.

  • •One watering day a week
  • •Two narrow windows, one per property
  • •No nitrogen or phosphorus all summer
  • •Clippings and sand kept out of the drains

Program the timer to the day you're given, then leave it alone.

What we do on a Treasure Island property

Every island lot gets its own plan, but three things drive most of the work out here.

Pick turf that can take the salt

According to UF/IFAS, St. Augustinegrass and zoysia are the best home-lawn choices for ocean exposure. They can't be irrigated with saltwater, but they can handle some salt spray. St. Augustinegrass also carries relatively good salt tolerance as a species.

Hold a hard edge on a small lot

On a tight lot, the edge is the whole show. Our edging cuts the drive, the walk and the bed line with a blade instead of a string trimmer, so the line stays straight and the concrete stops growing a green beard.

Rinse the sand and salt off the hard surfaces

Wash-downs near the water aren't a once-a-year event. We clear sand from walks and drives, and house washing lifts the salt film off siding, screens and trim before it stains. With weekly mowing tying it together, one crew handles the turf and the concrete on the same stop.

Pro tip: Rinse the sprinkler heads and hose bibs when you wash the drive. Salt eats metal fittings faster than it hurts anything else on a beach lot.

What a Treasure Island visit costs

Basic maintenance on most island lawns runs $35 to $75 per visit, and small beach lots usually land at the lower end. Lot size, access and how much edge and wash-down work you want decide where your number falls, and we quote it before any work starts.

If you also look after a place on the next island up, our Madeira Beach page covers the same coastal work. Over the causeway, St. Pete properties run on the same route. For the rinse-down side of island upkeep, pressure washing Florida homes explains how often coastal houses actually need it.
